There were a number of issues that needed to be addressed, and met, all within a 1 year period. 1) sell our existing building, 2) find a new location based on our size/price requirements and 3) pull it off with all the 1031 exchange rules in mind. First, we knew that selling our building was going to be tough. There were a number of vacant buildings about our size and age that had been on the market for a number of months. So we needed a strong comparison report to help us value our building so that we achieve the greatest profit and yet still get it sold within a year. You accomplished both! Second, looking for a new location was harder than we thought. You had spent a number of weeks searching for a location that would meet our requirements of around 12,000 square feet, priced around $95 to $105 a square foot and hopefully within a 10 mile radius of our old location. This time you exceeded our expectations. You not only found us a location that was only 8 miles away but could be built to our requirements. We have now happily been in our new 11,997 sqf building that we paid only $103 a square foot a year now and moral is at its highest point from as long as I could remember. Third, it goes without saying that since we are in our new location that both the sell and the purchase all happened within the 180 days that we needed to comply with the 1031 exchange rules. Again we would like to thank you for helping us take our business that had hit a 5 million dollar ceiling at the old location to a 6.5 million (and growing) company all because of our new location and building.
